There are several necessary tests that you may need done along with your home inspection.  Here is a list of them:

Radon Gas Testing:

The United States EPA and the Surgeon General have recommended that all houses should be tested for radon. For more information on radon testing, call the toll-free National Radon Information Line at 1-800-SOS-Radon or 1-800-767-7236. As with a home inspection, if you decide to test for radon, you may do so before signing your contract.

For a Radon Gas Test to be performed, the home to be tested must have all doors and windows closed, except for normal entry and exit, for at least 12 hours prior to the start of the test and for the duration of the test. Once the Radon monitor is set and the test is started, the monitor will remain in the home for about 48 hours, but the test does not stop until the licensed radon tester stops the test. Results are usually available within an hour or two of completion.
Septic System Inspections/ Tests:

We recommend that you consider having the county health department conduct the septic system inspection. There are many changes recently in the residential septic system laws. In the future, should you choose to have Sebring Home Inspection perform the inspection, we will ask that you sign a contact for the inspection. Then dye is flushed into the septic system and approximately 250- 300 gallons of water is pushed through the system, tank, leach field, etc. The ground is then probed to determine if dye is showing up in areas that it should not. There is no digging or excavating done. This is not an extensive or thorough test, but a quick test that may reveal problems, but may not reveal problems depending upon many unknown circumstances not known about the septic system.
(This test does not qualify for the Geauga County Septic Testing, speak to your Realtor or the county health department for more information.)

Septic system inspections are generally not performed on systems that:

*Have recently been pumped

*Properties that have not been occupied for 90 consecutive days

*Is covered with more than 4″ of snow
Water Testing Services:
A basic water sample can be taken and delivered to a lab within the required 30 Hours Monday through Wednesday for a Total Coliform analysis. Results take 2-5 Business Days. A 93 Parameter Analysis is also available, with 93 items checked for in the water and an extensive written report on each, using 5 bottles and viles for samples, and delivering to UPS Next Day Air promptly Monday through Wednesday, Results take 10 to 14 days due to the extensive analysis to be done on the samples. No phone results and no speedups available.

Commercial Inspections:

Can be scheduled through out the year. Please contact us for more information about our inspections. Detailed information about the property will help us when you call. Typically we like to know the:

* Age of the property
* Square footage
* Type and age of the roof
* What type of access, roof will only be walked if there is inside access, otherwise the roof will be viewed from the ground.
* Type and number of heat and A/C systems
* we will also want someone knowledgeable of the property to guide us and provide access.
